Important (BTL customers): If you have a Buy to Let (BTL) mortgage with us, from 1 May 2026 we’re changing the Special Conditions in your original Mortgage Offer about how you rent your property.

From that date, new tenancies must follow the new requirements. Existing tenancy agreements will also ‘convert’ to the new law on 1 May 2026.

The law is changing

From 1 May 2026 the Renters Rights Act 2025 changes the way landlords in England rent their properties. If you’re a Buy to Let (BTL) mortgage customer with a property in England, this affects how you can let your property and the Special Conditions in your Mortgage Offer.

What is the impact on my mortgage?

We need to make sure that you rent your property in a way that protects both you and us. From 1 May 2026, we’re changing the Special Conditions in your original Mortgage Offer about how you rent your property.

You must make sure that you meet these conditions. All other terms of your Mortgage Conditions and Offer remain the same.

Your changed Special Conditions (summary)

We’ll replace the Offer Special Conditions about how you rent your property with the updated version. We will be sending all Buy to Let mortgage customers a letter with the updated conditions. 

If you already have consent to let, we want to reassure you that most of the updates are about clarity and keeping pace with changes in landlord law, rather than introducing new expectations.

In summary: 

  • The conditions have been re-organised and simplified to make it clearer which rules apply to different types of letting.
  • We now set out more clearly that legal checks, certificates and licences must be in place before advertising your property in accordance with the new obligations introduced by the Renters Rights Act 2025.
  • The updated conditions explain in more detail your responsibility to keep the property in good condition and legally compliant throughout the letting. Again, this is a key requirement to comply with the Renters Rights Act 2025.
  • There is clearer guidance on how your property can be let, including using a single rental agreement, avoiding short-term or holiday lets, and who the property can be rented to.
