Fees for mortgage services
The Society believes that we should offer all of our members good service and good rates of interest and that good service should come as standard, without charge.
However, there are some processes that do have an additional cost attached and this page gives details of those charges which will be made for services not provided as standard.
Fees debited to your mortgage account will be charged at the interest rate applicable to your mortgage. These fees are subject to change, and the fee charged to you will be the fee which is current at the time the fee is charged.
Service fees effective from 1 May 2008
Administration fees
Adding or removing someone's name (transfer of equity) - £135
We charge for the process of agreeing to the transfer, and for the sealing of the transfer deed.
Amendments to title deeds/security, including:
- Release of part of security - £100
- Deeds of easement - £50
- Release/grant of rights of way - £50
- Signing/sealing of any other document relating to the security - £40
- Change of mortgage type - £50
Please note these fees do not include the cost of obtaining the Society solicitors' approval to the documentation, if this is required. (Please see Approval of a legal document by Society solicitors for further details).
Letting arrangement fee - £100
If you let your property, we charge this fee for the administration of setting up the arrangements. This fee also applies if the terms of the lease need to be changed after the lease has been completed and approved.
If your account is on a product which is intended for residential owner/occupiers, we may, also transfer your account to the Society's standard variable rate.
This does not include the cost of the Society's solicitor approving the lease for commercial mortgages (please see Approval of a legal document by Society solicitors for further details).
Approval of a legal document by Society solicitors - £280 maximum
This covers changes to the details of the security that we hold, such as releasing part of your land, etc (see above). This charge will also apply to approval of leases, tenancy agreements, etc, should you let your property.
Arrangement of own buildings insurance policy - £25
If you wish to take out buildings insurance which is not arranged through the Society, we require certain conditions to be met and will charge this fee only once.
Completion fee - £30
This covers the charge for the release of your advance or further advance monies.
The Society requests that your solicitor gives us a minimum of five working days when requesting the advance funds. However, if you would like to complete your mortgage faster than this we do offer an express service, for which a charge of £75 will be deducted from the advance monies.
Telegraphic transfer fee - £30
Deeds and documents - £25 per document/£50 for full set
We make a charge for retrieving and copying documents held with your title deeds, including retrieving and supplying information from the deeds.
We also make a charge of £40 if you wish to inspect your deeds at the Society's head office.
Unpaid ground rent/service charges - £55
If your property is leasehold and we are advised by the freeholder that your ground rent and service charges have not been paid, this fee covers the administration involved in ensuring that these are brought up-to-date. We may also debit the amount of the ground rent and service charges to your account and pay these to the freeholder on your behalf.
Duplicate mortgage statement - £30
Preparation of interim mortgage statement for current year, including for third parties - £30
Duplicate certificate of loan interest paid - £30
We make a charge for the preparation of a duplicate certificate.
Information retrieval fee - £35
We make a charge for retrieving and supplying information, for example, interest rate history.
Return of unpaid cheque - £30
This covers our costs if we have to re-present a cheque or return it to you.
Return of unpaid Direct Debit - £30
Second mortgage questionnaires - £75
If you wish to take out a second loan with another lender, they must ask us for details of the loan you have with us. The fee must be paid in full before we can reply to the lender.
Consent to second charge - £35
This fee will be charged if the Society's consent is requested for a second charge with another lender.
Lender's reference - £65
If you are arranging a new mortgage with another lender, they may ask us to provide details of the mortgage that you have with us. This fee must be paid in full before we can reply to the lender.
Deeds release fee - £50
We make a charge for retrieving and sending your deeds to you or your solicitor.
Seal fee - £80
We charge this fee when you repay your mortgage and it will be included in your final settlement figure. It covers the administration involved in the repayment of your mortgage process. A further charge of £75 will be made if your solicitor does not provide the necessary discharge form DS1 on repayment of your mortgage.
Redemption statement - £30
This fee will be charged on the third and subsequent request made for a redemption statement within any 12 month period.

Specific details of fees and charges will be provided in the offer of advance.
Collection and recovery fees
Arrears letter - £40
There is no charge for the first arrears letter we send. A charge will be made for each further letter sent.
Arrears visit /arrears counselling fee - £100
If it is necessary for us to visit you because we have been unable to make contact by telephone or letter, the fee covers our costs for doing so.
Instructing solicitors to commence proceedings - £100
This is the fee that will be charged, should it be necessary to instruct our solicitors to commence proceedings, and includes the cost of preparing all necessary documents, including arrears statements, statement of fact, etc.
Charges by solicitors
If your mortgage is in arrears and we are unable to come to a satisfactory arrangement with you, we may refer your account to our solicitors. All fees incurred by our solicitors will be debited to your account.
Valuation (for possession purposes)
These vary in accordance with the value of your property.
Repossession fee - £200
When a repossessed property is sold by the Society, this charge will be made to the mortgage account to cover the cost of administering the sale of the property.
Other fees
When you take out a new loan, a further advance or switch to a new product, we may charge in respect of valuation, application, arrangement or booking fees. These charges will be specific to your individual application and will be explained to you prior to any charges being made.
Valuation fees/re-inspection fees
These vary in accordance with the value of the property (see mortgage application form for details) and are paid to an external valuer.
Mortgage re-offer fee - £50
If you request a re-offer due to a change of product, property, repayment type, term or loan amount, a fee of £50 will be charged.
Data protection - £10
You have certain rights of access to personal data that the Society holds about you. If you require access, there will be a charge of £10.
